We offer a choice of services to suit any landlord; whether you prefer to let us take care of everything or would rather manage your own let after we have secured a tenant for you.

Our two types of service, tenant find or fully managed offer some of the most competitive rates around. Our tenant find rate is a fixed fee and our managed fee is a percentage of the monthly rent received. Should you have more than one property then we do offer a multi property discount. Tenants Guide to Charges

We have made our fees for arranging a tenancy fair, affordable and transparent. Once you have viewed a property with us and decided that you would like to make it your new home please contact us when we will talk to the landlord prior to taking any referencing fees. Once the landlord has given conditional approval we will commence the referencing process. Please be aware that once the referencing fees have been paid and the process has commenced these fees are non-refundable should you fail or withdraw from the process.

Tenant Referencing Fees

One tenant: £125.00 inc of VAT
Two tenants: £225.00 inc of VAT
Three tenants: £300.00 inc of VAT

Guarantor Referencing Fees

£50.00 inc of VAT

Inventory Costs (split 50/50 between tenant and landlord)

One bedrooms £75.00 inc of VAT
Two bedrooms £80.00 inc of VAT
Three bedrooms £85.00 inc of VAT
Four bedrooms £90.00 inc of VAT
Five bedrooms £95.00 inc of VAT

Anti-Money Laundering Checks

Money laundering checks require applicants to produce a passport, driving licence, recent bank statements or recent utility bill showing your current name and address. A Right to Rent check would also be carried out.

Tenancy Deposit Protection Scheme

The Tenancy Deposit Protection Scheme (TDPS) came into effect on 6th April 2007 and rules that every landlord in the country must put the Tenancy deposit they receive from a tenant with an Assured Shorthold Tenancy into a government approved scheme.

It is designed to ensure the highest level of transparency and honesty is achieved when dealing with Tenancy deposits with each scheme providing a free adjudication service to help resolve any dispute that may occur between a landlord and a tenant with respect to the distribution of the Tenancy deposit at the end of the Tenancy.
There are many benefits of the TDPS to both landlords and tenants. Providing a tenant complies with the terms of their tenancy agreement, returns in a good, clean condition and does not damage the property they have lived in and pay their rent and bills throughout, the TDPS aims to ensure they should get their deposit back.
